Most real estate agents represent primarily buyers or sellers. I am 50/50 and understand both sides of the coin equally. I’m sure it is very overwhelming for clients, but dual closings can be easily managed when you have checklists & experience. Buying & selling simultaneously requires opposing view points–an agent must be focused on the big picture but also attentive to all the minute details. I’m up to the task & ready to make this process as painless as possible!

What will we discuss during our first consultation?

There are so many things that can go wrong that you aren’t even aware of.  That’s why it’s important to have someone who has your best interest in mind, and explains what’s happening at each stage. By the end of the transaction, I joke that my buyers can become Realtors with the knowledge they have gained throughout the process. Education is crucial to helping you make the best financial decision you can make with all options considered.

Timeline

What will we do first? Will we put your home on the market & find a new one later or vice versa? Only an agent who knows the current market will be able to advise you appropriately so you don’t end up homeless!

Financial implications

It’s crucial to know your approximate profit off the sale of your home before you can accurately decide the budget for your new home. We will go through all of the costs associated with both buying & selling to determine a comfortable range for you to spend. 

Transactional Assistance:

I will teach you about everyone involved in your transaction and inform you of their roles.  I will be your transactional coordinator and make sure we all work together to get your deal done.

What’s the difference between acting as a buyer’s agent vs. a seller’s agent

In general, when working as buyer’s agent my goal is to get the best deal possible. As a seller’s agent I work as hard as possible to get you the most money you can for your home with the most preferential terms. How do I keep it all together?

Half of the battle is just being a good buyer’s agent and a good seller’s agent. The trickier part is merging them together. Here are the best learned skills I’ve picked up for a smooth ride:

Offer Guidance

When we are placing or accepting offers, every term’s importance is magnified. I will help you to get into the mindset to critically analyze both offers so that you have control over both transaction in a timeframe that will fit your needs. I will also approximate the estimated profits & costs to make a sound financial decision. 

Electronic Documentation

There’s way too much going on to have phone calls that rely on you to take notes. All of our communications will be documented electronically so you can always go back to find your answer of what’s new & next. You will also receive a Google Drive folder for both properties, as well as electronic timelines that are updated every day to keep you on track. 

Transactional Coordination:

I will teach you about everyone involved in your transaction and inform you of their roles.  I will be your transaction coordinator and make sure we all work together to get both of your deals done on time.
