Not Your Average Buyer’s Agent

Being a buyer’s agent is by far the most rewarding part of my work. There is nothing that compares to telling a first-time buyer that their offer was accepted, or handing a growing family the keys to their forever home. It takes a lot of work to be a successful buyer’s agent, but it’s totally worth it! Not all buyer’s agents are experienced or patient enough to provide the level of service you will require on your journey to buying a new home. What makes me different?

The Value of Honesty

I can’t explain how many times I’ve told someone NOT to place an offer on the home they love, or to offer WAY LESS than their initial feeling. A great skill in a buyer’s agent is to keep you on track & bring you back to reality. No house is perfect, ever! And in a seller’s market, it can be easy to get caught in the hype and overpay for a home. I will show the pros & cons of each home, how it will impact your future resale value, and how I think it will fit with your lifestyle given the information I’ve gathered in our conversations. I plan to be your REALTOR for infinity, so I won’t sell you a home that I’ll have trouble selling in the future when you need to sell.

Education

Sometimes taking five extra minutes can save you years of regret. There are so many pieces to buying a home that it can become overwhelming. You might not even know what questions to ask! I spend quality time to educate you on your mortgage terms, offer strategies, repair concerns…You will have to tell me when to shut up because I can go on all day!

Property Condition Analysis 

I have attended all my inspections & have absorbed all the information taught from inspectors like a sponge. I’ve negotiated hundreds of repairs & credits, so I’m familiar with how much things cost. This allows me to critically evaluate a home to point out the items that need to be fixed right away vs. common repairs that are easy & inexpensive. I am not an inspector, but I can help you identify issues before wasting any money on an inspection. As an added bonus, I am Residential Construction Certified (RCC) which means I’ve had training on all of the different materials used in home construction, and can help you understand how it can affect your future maintenance.

 A Great Team 

Lenders, inspectors, homeowner’s insurance, title companies…you name it, I have recommendations! I have been thankful to meet some great real estate professionals throughout the years. The first search result in Google doesn’t always mean they are the most qualified. I’ve last past clients’ experiences with these providers guide my future recommendations. If a client isn’t satisfied one time, they are gone from my list! Of course, you always have the right to choose whoever you want at any time, but if you need help, just ask!

  • Inquire into your wants, needs, area, and budget to set up a customized email search of all available properties that meet your criteria 
  • Explain the process of viewing homes in person
  • Answer any questions you have about buying, including mortgages

What will I do for you as your buyer’s agent?

  • Identify your wants & needs and likelihood of finding in your budget based on local experience
  • Set up a customized MLS search with properties that meet the exact criteria to your email
  • Explain types of mortgages and which one likely will fit you best
  • Provide recommendations for lenders, title companies, homeowner’s insurance, inspectors, and contractors
  • Schedule & coordinate tours of multiple homes for us to view in person
  • Explain the pros & cons of each house (price, condition, location, etc)
  • Continue to show your properties until we find the ones (even if it takes 20 houses to find it!)
  • Complete a comparable market analysis (CMA) that will predict the results of your appraisal
  • Explain the offer process & prepare all required documentation
  • Negotiate with sellers on your behalf in the event of a counter offer situation
  • Attend your private inspection & advise on what’s needed to correct any issues
  • Work with the listing agent, your lender & title company to ensure all parties are on the same page to avoid delays
  • Communicate with city building department for areas that require an inspection
  • Prepare you for closing by completing a final walk-through of the home, and explain the statements and documents you will sign at closing
  • Attend closing and give you your keys!
