In order to sell your home, you need a buyer to sell it to. I have spent the first few years of my career working solely with buyers–I innately know what they like, what they hate & what they don’t care about. I will list your home with an eye of a buyer because I know how they think. We are so lucky to live in age of technology that when a listing is presented correctly, you can list your home online and have interested buyers in seconds! By utilizing the tremendous outreach of the internet, I can better use my time to dedicate to being a trusted real estate consultant, instead of just a salesperson. Setting proper expectations

You are hiring me for my experience & expertise, but at the end of the day, you are the boss! I will explain the pros and cons of each pricing scenario, offer, buyer, mortgage, and repair request to help you make the decision that aligns best with your wishes. We will always have a plan for every scenario & you’ll never wonder “what if…?” I will always have all of the necessary information to make a final, well-informed decision.

Pricing

One would assume that all real estate agents can accurately price real estate, however, there is huge room for interpretation. I’ve taken additional training into pricing property by obtaining the Pricing Strategy Advisor (PSA) designation, which has taught me to view pricing with the lens of an appraiser. At the end of the day, the price you sell the property for is largely dependent on the appraiser’s opinion. By having a Realtor who looks at comparable (“comps”) like an appraiser, you can tailor your pricing strategy to anticipate any appraisal issues ahead of time.

Online marketing

By using professional home & drone photography along with a tasteful (never tacky!) property description, your online listing will highlight all of your home’s strengths, while minimizing its downsides. Using this well-crafted product, I blast this to all of the major social media platforms to entice buyers to schedule a viewing in-person. Using our RE/MAX app, we can see how many times the listing has been viewed to track the success of our social media efforts. If a property doesn’t sell within the first week, we will conduct open houses until it does. My job is to get as many people in the door as possible because if they don’t see it, they won’t buy it!

Easy appointment scheduling

Selling your home can be very stressful on your life (especially if you’re still living in it!) . While there are sacrifices you must make to get your home sold, I will make it as simple as it can be. Based on your communication preference (text, email, phone call) you can be in charge of when buyers enter your home to plan ahead. By utilizing the latest technology, I offer secure, Bluetooth-enabled lockboxes that require the agent to be physically present. I am notified every time an agent opens the lockbox along with their contact information in case there are any issues at all. You will also be provided with feedback from buyers & their agents to adapt to changing market conditions before it’s too late!

Offer selection & negotiation

It’s not always about the highest price, you have to look at the big picture. While the price is the biggest component of an offer, other terms are just as crucial. I will teach you how to assess each offer of its ability to close & show you how to negotiate to get the best terms possible that meet your goals. When we get under contract, potential buyers may ask for repairs, credits, or price reductions. I will reassure you when these requests are legitimate, and when they are not.

Transaction coordination

I started my real estate career long ago as a transaction coordinator for another real estate agent. I was thrown in with little training and forced to find a system to organize all of the miscellaneous tasks that come up while processing a real estate transaction. I am a huge fan of checklists that ensure every detail is handled. I can share these checklists with my administrative staff to have an extra set of eyes so nothing is missed. My goal is to handle every item behind the scenes, so you aren’t burdened unnecessarily.

  • Walk through to obtain all important information about the home to give an accurate assessment of it’s condition, suggesting any repairs/updates that will have a high impact for buyers
  • Comparative Market Analysis (CMA) will show what homes in your exact neighborhood have sold for, how long it took to sell, and how closely they sold compared to their list price

  • Thoroughly explain the different types of buyers that may buy your home, and how their financing type affects you

  • Discuss the different components of an offer & which terms are most important to you

  • Explain all of the fees, expenses, taxes & closing costs that are required when selling a home

    What will I do for you as your listing agent?

    It’s a common misconception that real estate agents do little work for a huge paycheck. That’s not true, but I can’t blame you for thinking that! It’s hard to appreciate the work I will do for you without being told. Here is a list of tasks I will complete for your next home sale:

    • Work with photographer to select the best pictures to showcase your home’s strengths

    • Respond to daily inquiries from potential buyers & agents
    • Request feedback from agents who have shown the home 
    • Analyze showing data & comps to constantly reassess our plan of action
    • Hold open houses to encourage unrepresented buyers to view the home who would otherwise not have a chance without an agent
    • Research all offers & verify buyer’s financing
    • Summarize each offer we receive, including your estimated proceeds 
    • Compare & contrast multiple offers & prepare a summary table so you can easily spot which is the best offer for your goals
    • Order & coordinate any required city inspections or repairs 
    • Negotiate on your behalf for any requested repairs, price reductions, appraisal issues, or other concerns from your buyer & their agent
    • Send & regularly update an electronic timeline that you can use as a reference for any important contact dates 
    • Consistently communicate with the title company, lender & all other personnel associated with your transaction so that everyone is on the same page
    • Schedule closing that fits with your schedule & review all final closing statements for discrepancies before we get to the closing table
