By helping you acquire the property, I have some skin in the game. I will not sell you a bad investment as I will have to deal with the repercussions. When acquiring the property, I will assess the probable tenant profile, expected rental rate, and a plan to complete repairs in order of priority, so there are no surprises.

Friendly But Firm

A crucial skill that many other managers don’t possess is the ability to build relationships. My experience as a real estate agent has taught me how to deal with many types of people. I can get along with even the most unruly tenant by treating them with respect & as a partner in our venture. However, when a tenant doesn’t live up to their end of our contract, there will be consequences. I take the time to curate a relationship with the tenant and set expectations so that when there is a problem, they know it’s serious. 

Organized

This is arguably the most important skill you should seek in a property manager. There are A LOT of moving parts to managing property. Rent collection, repairs, tenant complaints, evictions, you name it. Our team uses checklists to make sure no detail is missed. You are provided with a Dropbox folder that houses every single document, as well as an online portal that can be accessed 24/7 to track your investment. You’ll have your money transferred electronically, and can just sit back and collect your check without hassle.

A Great Team

I’m good, but I can’t do it alone. I am blessed to work with administrative staff, lawyers, licensed & insured contractors & showing agents that help me to focus on where I’m most needed. With that being said, I still take full responsibility for every step and will always be your point of contact, no exceptions!

Professional Leasing

As a licensed real estate broker, I know how to sell real estate. Leasing is no different. I use professional photography with drone shots to blast the listing to EVERY site that renters visit, including the MLS. I hold open houses to get as many people to see your home as possible. It’s not uncommon to have double-digit applications within our first week. Comprehensive tenant screening is done through TransUnion SmartMove, which analyzes credit, income, eviction & criminal history and is shared with the owner before approval. By putting out the best possible product, we attract high-quality tenants and wait for the right one–not just the first one who comes along.
